Understanding Condition and Quality Ratings
The goal of this session is to clarify how to determine an overall condition and quality rating for your subject and comparable sales. You will also learn about a variety of pitfalls appraisers have encountered regarding UAD condition and quality ratings. Understanding why these problems are occurring will help you be more efficient while maintaining UAD compliance.

- What is a “holistic view” of the dwelling and how does it relate to condition and quality ratings?
- Can a condition or quality rating change if the same property is used in another appraisal assignment?
- Can an adjustment in the sales comparison approach be applied if a condition or quality rating for a comparable is the same as the subject?
